Greenville, South Carolina is not slowing down. From a massive new medical campus in the south end of the county to a creative four-story building being planned for a wedge of land barely larger than a parking lot, the Upstate is seeing a wave of investment that spans healthcare, manufacturing, hospitality, housing, and retail all at once. Here are six of the biggest developments moving forward right now and what each one could mean for the area.
1. Prisma Health's $180 Million Medical Campus in Fountain Inn
The first project is one of the largest healthcare investments the southern end of Greenville County has ever seen. Prisma Health has officially broken ground on a new $180 million medical campus in Fountain Inn called Fountain Medical Park.
The campus will sit on approximately 50 acres and is designed to bring significantly more healthcare services closer to the rapidly growing communities in southern Greenville County. Plans include a four-story medical office building with more than 200 exam rooms and a separate outpatient surgery center. The campus is expected to offer more than a dozen specialties, including cancer treatment, cardiology, neurology, urology, and orthopedic services.
Prisma Health expects the facility to begin treating its first patients in December of 2027.
This project makes a clear statement about where Greenville County's growth is headed. As more homes are built around Fountain Inn and Simpsonville, major healthcare providers are working to bring services closer to the people moving into those areas.

2. GE Vernova Adds 650 Jobs and $160 Million to Its Greenville Facility
Near Woodruff Road in Greenville, GE Vernova is making one of the biggest investments in its local facility in the company's history. The company is committing more than $160 million to its Greenville plant and expects to add more than 650 new manufacturing and engineering jobs.
The Greenville facility produces large gas turbines used to generate electricity. This expansion is intended to increase production capacity, improve testing capabilities, and help the company respond to growing global energy demand. According to the video, this represents GE Vernova's largest investment in the Greenville facility since it became an independent company.
The investment is also part of a much larger plan. GE Vernova has announced intentions to invest approximately $9 billion globally through 2028, and the Greenville facility is a meaningful piece of that picture.

3. Falls Park Conference District Clears a Major Hurdle
Downtown Greenville's eastern edge could look dramatically different within the next few years. The Greenville City Council has formally approved a development agreement for the Falls Park Conference District, a project described in the video as a more than $500 million mixed-use development planned for over six acres on the eastern side of Falls Park.

The parking garage is expected to be one of the first components built. Full completion of the district is currently anticipated around late 2029.
There are still several steps between the approval of the development agreement and the finished project. But this formal approval is one of the most meaningful milestones the project has reached to date. If everything moves forward as planned, the Falls Park Conference District could meaningfully expand downtown Greenville beyond its current footprint.
4. Mosaic Sets a Target for Groundbreaking in the West End
One of the West End's most discussed future developments has a new target date. The Mosaic development is aiming for a groundbreaking during the third quarter of 2026.
The first phase calls for three five-story mixed-use buildings along Academy Street, including residential units, commercial space, and underground parking. A grocery store had previously been discussed as a potential anchor tenant for the development.
A later residential phase would add 22 additional buildings containing 94 housing units. Once construction begins in earnest, the developer estimates it would take approximately 18 months to complete. However, the early work will involve site preparation, utilities, road work, and the parking structure, so the larger buildings will take some time to rise.
Mosaic has been in discussion for several years, which makes the targeted groundbreaking a genuinely significant update for anyone watching the West End's continued evolution.
5. Pendleton Square Brings 32 Townhomes to the Village of West Greenville
Not far from the West End proper, the Village of West Greenville is getting another residential addition. The city's design review board has conditionally approved Pendleton Square, a proposed community of 32 townhomes spread across four buildings along Pendleton Street.
The developer still needs to complete permitting and satisfy the conditions attached to the approval. The current goal is to break ground in July or August of 2026.
This is not the largest project on this list, but its location makes it worth noting. The Village of West Greenville has already seen considerable investment in restaurants, businesses, and residential development in recent years. Pendleton Square would continue that momentum further along Pendleton Street.
6. A Four-Story Building on a Tiny Wedge of Land in the West End
The final project on this list is the smallest in scale but one of the most creative in concept. A four-story building is being proposed for a wedge-shaped property at the corner of Academy and North Markley Streets in the West End.
The entire lot measures only 0.9 of an acre and contains less than 4,000 square feet of usable land. Despite those constraints, plans call for a building of approximately 8,900 square feet. The ground floor would contain parking and office space, while the upper three floors would be used for residential.
This project is a clear illustration of what happens when land near downtown becomes harder to find. Rather than leaving an awkwardly shaped piece of property unused, developers are looking for creative ways to build vertically and extract value from nearly every available site. It raises an interesting question about whether more small, unconventional properties around downtown Greenville will be approached this way going forward.

Taken together, these six developments paint a consistent picture. Greenville is still attracting serious investment from serious players across healthcare, manufacturing, hospitality, and real estate. The growth is not limited to one part of town.
