Right now, it may look like a normal construction site. But in just a few years, this space could become one of the most exciting parts of downtown Greenville.

The County Square redevelopment is a massive $1.1 billion project. When it is finished, it will not just add new buildings. It will create a whole new part of downtown where people can live, shop, eat, and walk every day.

What Is the County Square Redevelopment?

This is not a small project. It covers about 34 acres right next to downtown Greenville.

Here is what is planned:

  • Nearly 1,800 residential units
  • Around 250,000 square feet of shops and restaurants
  • Office spaces and a hotel
  • Large public green spaces
  • A full grocery store

This means it is not just one building. It is like building a new neighborhood inside downtown.

Why This Location Changes Everything

One of the biggest reasons this project matters is where it sits.

It connects key areas like:

  • The West End
  • Augusta Road
  • Nearby neighborhoods outside downtown

In the past, this area did not feel like part of downtown. Soon, it could feel like the center of it all.

This project will help connect places like:

  • Falls Park
  • The Swamp Rabbit Trail
  • Fluor Field
  • Gather Greenville

Everything will feel closer, easier, and more walkable.

A More Walkable Downtown Greenville

Walkability is one of the biggest upgrades coming.

For the first time, many people will be able to:

  • Walk from home to a grocery store
  • Walk to restaurants and shops
  • Enjoy green spaces without driving

One major highlight is the addition of a Whole Foods, which will be the second one in Greenville County.

This is a big step toward creating a true live, work, and play lifestyle in downtown.

When Will It Be Finished?

This is a multi-phase project, which means it will take time.

Here is what we know:

  • Some early phases are already done, like the county building and parking garage
  • New housing and retail are starting to take shape
  • The full project is expected around 2028 to 2030

So while change is already happening, the full vision will unfold over the next several years.

How This Will Impact Real Estate

Projects like this often bring big changes to home values.

Nearby areas that could see strong growth include:

  • Augusta Road
  • Alta Vista
  • New townhouse communities near the site
  • Up-and-coming areas that were less popular before

As the area becomes more walkable and connected, home demand will likely increase.

That means:

  • Higher home values
  • More interest from buyers
  • New luxury developments

This project could shape the future of real estate in Greenville.

Why This Project Matters

This redevelopment is more than new buildings.

It brings:

  • Better walkability
  • Stronger connections between neighborhoods
  • More restaurants, shops, and entertainment
  • Increased tourism
  • A new central hub for the community

In simple terms, this could become the heartbeat of downtown Greenville.
