Greenville, South Carolina, is on the verge of some exciting transformations! If you're a resident, investor, or someone considering moving to the area, you'll want to stay informed about the major projects shaping the city's future. From towering skyscrapers to pedestrian-friendly enhancements, here’s everything you need to know about the upcoming developments in Greenville, SC, for 2025 and beyond.

The 29-Story Gateway Project: A New Landmark for Greenville

One of the most anticipated projects is the 29-story Gateway Project, set to become one of the tallest buildings in South Carolina. After years of waiting, this project has finally reached the permitting stage.

 Key Features:

  • Located at a long-vacant dirt lot near 385 and Bon Secours
  • A pedestrian bridge over I-385 for safer crossings
  • Plans for apartments, restaurants, and parking

This development will redefine the city skyline and bring much-needed space for residential and commercial use.

Major Investment in Greenville’s West End

The West End of Greenville is getting a boost with over $13 million in funding allocated to improving infrastructure. One of the biggest projects coming from this investment is a 400+ space parking garage developed by Roa Point Partners, expected to be completed in 2026.

This new parking structure will make it easier for visitors and residents to access the vibrant downtown area, where shops, restaurants, and entertainment venues continue to thrive.

City Hall Redevelopment: A Modern Upgrade

Another major transformation is the redevelopment of City Hall, scheduled for demolition in 2025. This project is expected to take two to three years to complete.

 What’s Planned:

  • A brand-new City Hall building
  • Mixed-use spaces, including restaurants and offices
  • Green spaces for a more welcoming environment

This redevelopment will create a more functional and aesthetically pleasing space for government operations and the public.

The Future of the American Legion Building

A recent $4 million sale of the American Legion building has sparked interest in what’s next for the space. While the private developer behind the purchase has yet to announce official plans, speculation suggests a potential mixed-use development with retail, office, and residential spaces.

The American Legion has confirmed that they will relocate to a new downtown location better suited for veterans.

Infrastructure & Pedestrian-Friendly Upgrades

Greenville is taking significant steps toward enhancing walkability and green spaces with a $4 million investment in infrastructure improvements.

 Key Upgrades:

  • East North Street: Expanded green spaces and improved pedestrian access
  • Verdae Boulevard: A new pedestrian bridge for safer crossings

These changes align with Greenville’s long-term vision of becoming a more pedestrian-friendly city while enhancing its overall appeal.

What Does This Mean for You?

Greenville’s rapid growth presents incredible opportunities for homeowners, investors, and businesses. Whether you’re looking to buy a home, invest in property, or simply enjoy a more connected and modern city, these developments signal a bright future.
