At its most ambitious, the master plan envisions as much as 20 million square feet of development across the entire site.
That number is worth keeping in perspective. This is not something being built all at once. On the Trail is a project that will be developed in phases over many years, and the plans will almost certainly evolve over time. The important thing to understand is the scale of what is being envisioned. This is not a single apartment complex going up beside the trail. The idea is to create an entirely new mixed-use district built around the Swamp Rabbit Trail. A significant portion of the overall property is expected to remain green space and floodway.
What Is Actually Being Built Right Now
People in Greenville have been hearing about the Union Bleachery redevelopment for years. What is different now is that the first major residential phase is actively moving forward.
The first phase is called Venture on the Trail. It is a 222-unit apartment community. The developer secured approximately $47 million in construction financing, with completion currently expected in 2027.
Venture on the Trail is planned to include studio, one-bedroom, two-bedroom, and three-bedroom apartments. Amenities will include a pool, fitness center, co-working space, pickleball courts, and a bike room. Greenville County has received more than $20 million in federal funding for infrastructure and trail connectivity in and around Sans Souci. That matters because On the Trail is not happening in isolation. The trail connectivity improvements will make the Swamp Rabbit Trail more accessible to people who already live in this part of Greenville, while the development itself brings new residents, businesses, and activity to the corridor.
