There are mountain communities, and then there is The Cliffs at Glassy. Situated at elevations reaching 3,353 feet along the Cherokee Foothills Scenic Highway in Landrum, South Carolina, this is where The Cliffs story began. It is the original Cliffs community, the one that set the standard for everything that came after, and it remains one of the most extraordinary private addresses anywhere in the Carolinas.

If you have been searching for a home that truly could not exist anywhere else, you have found it.

Where Is The Cliffs at Glassy Located

The Cliffs at Glassy sits on and around Glassy Mountain along the Cherokee Foothills Scenic Highway, South Carolina Route 11, in Landrum, SC. The community spreads across 3,500 acres, with more than 700 of those acres permanently protected as green space.

While the mailing address is Landrum, SC, the community draws buyers from across the greater Greenville area and beyond. Greenville is approximately 30 minutes south. The Cliffs at Mountain Park is 12 minutes away. The Cliffs Valley and the town of Tryon, North Carolina are both about 15 minutes away. Asheville, NC and Lake Keowee are each about one hour away. Charlotte is approximately two hours away.

That position, between two of the South's most compelling cities and within easy reach of multiple Cliffs communities, is a major part of what makes Glassy such a rare and lasting address.

For a look at how The Cliffs at Glassy compares to other Greenville area communities, see our guide to the Top 10 Travelers Rest Neighborhoods.

The Original Cliffs Community

Glassy Mountain's high peaks and craggy nooks were once home to bootleggers of Carolina Dark Corner fame. Today the same mountain is home to a very different kind of gathering. Members come to the mountaintop to celebrate, to connect, and to take in what Glassy offers most generously of all, a view that stretches 75 miles on a clear day.

The Cliffs at Glassy is The Cliffs' original gated golf and wellness community atop Glassy Mountain in Landrum, SC. One visit and it becomes immediately clear why this particular place was chosen as the foundation for everything The Cliffs has become.

Homes and Real Estate at The Cliffs at Glassy

Homes at The Cliffs at Glassy were built between 1999 and 2024, and the variety of styles reflects the individualism that a custom mountain community naturally produces. Architecture here leans toward custom mountain living rather than a single cookie-cutter style. You will find European-inspired estates, craftsman homes, timber-frame retreats, lodge-style residences, and newer custom builds with stone, timber beams, vaulted ceilings, and expansive windows. Many homes feature brick exteriors, stone fireplaces, screened porches, and layered outdoor living spaces designed for the views.

Here is a look at current market data:

  • Average sold price: $1,517,692
  • Average days on market: 93 days
  • Homes sold per year: approximately 10 to 15
  • Home sizes: 2,341 to 7,220 square feet
  • Lot sizes: 0.5 to 7.78 acres
  • HOA fees: $1,390 per year
  • HOA covers: common area maintenance, internet, and common amenities access

Official pricing from The Cliffs lists homes starting in the mid $800,000 range and extending to $4 million and above. Homesites are available starting in the $100,000s, with larger and more premium sites reaching $695,000 and up.

Because The Cliffs at Glassy is a gated private community, active buyers are encouraged to work with a real estate team experienced in private club communities to navigate the process and understand available inventory.

The Golf Course

The Cliffs at Glassy is South Carolina's only mountaintop golf course and absolutely its most spectacular. Crowning Glassy Mountain at 3,200 feet, its majestic 75-mile views are rivaled only by Cypress Point, Pebble Beach and Augusta National.

The entire course has been ranked the fourth most scenic in the nation by Golf Digest, behind only Cypress Point, Pebble Beach and Augusta National. The signature 13th hole, a par 3 with 75-mile views of the Blue Ridge Mountains, is the defining moment of the round.

Membership at The Cliffs provides access to all seven communities across the Carolinas, including seven nationally acclaimed golf courses, more than a dozen dining venues, and the full range of outdoor amenities available at each location.

Wellness, Amenities, and Community Life

There is a particular passion for yoga on Glassy Mountain, and class may convene at the 5,000-square-foot Wellness Center or in the fresh air next to the mountaintop Glassy Chapel. Families and sport swimmers take to the water in an Olympic-sized swimming pool, and the lighted pickleball and tennis courts are playable day and night, all year round.

The grand Clubhouse features walls of windows for basking in breathtaking views. Weekly member-led potlucks are held at the Overlook Pavilion, and a packed social calendar runs throughout the year. There is a club for every interest, from bourbon and single malt to yoga and pickleball.

Beyond Glassy itself, one membership opens the door to the entire Cliffs portfolio. That includes access to six other communities, marinas on Lake Keowee, equestrian facilities, miles of hiking trails, and more than a dozen dining venues staffed by award-winning chefs.

The Glassy Chapel

Perched on the edge of Glassy Mountain, The Cliffs at Glassy Chapel has long been celebrated as one of the country's most breathtaking ceremony spaces. Awe-inspiring views, as far as 75 miles on a clear day, set the stage for a stunning celebration.

The chapel is one of the most visited and photographed landmarks in the entire Cliffs portfolio. Whether for a wedding, a quiet moment, or a community gathering, it is the kind of place that stops people in their tracks.

Climate and Lifestyle

One of the practical advantages of living at Glassy's elevation is the climate. Summer highs average around 86 degrees Fahrenheit and winter lows around 51 degrees Fahrenheit. The cooler mountain temperatures during summer make daily life more comfortable than at lower elevations and are a significant draw for buyers relocating from warmer or more humid climates.

The community's position along the Cherokee Foothills Scenic Highway also places it within reach of the trails, waterfalls, state parks, and historic towns that define the Blue Ridge foothills experience. Caesars Head State Park, Jones Gap State Park, and the Table Rock area are all accessible within a short drive.

Schools Near The Cliffs at Glassy

Students in The Cliffs at Glassy community are zoned for Greenville County Schools:

  • Tigerville Elementary School
  • Blue Ridge Middle School
  • Blue Ridge High School

All three schools are part of the Greenville County School District. As always, school zoning should be confirmed directly with Greenville County Schools before purchasing.

Who The Cliffs at Glassy Is Best For

The Cliffs at Glassy is the right community for buyers who want a custom mountain home with panoramic views, a private club lifestyle, and access to one of the most prestigious golf courses in the Southeast. It is a strong fit for retirees and active adults who want world-class amenities without sacrificing natural beauty, buyers relocating from larger metro areas who want a quiet, private setting with easy access to Greenville and Asheville, second home buyers looking for a luxury mountain retreat within reach of two major Southern cities, and golf enthusiasts who want to live on the course they play.

It is not the right fit for buyers who want urban walkability, a neighborhood with a large number of homes, or a community at a lower price point.
