When you’re making a list of what to pack, the video doorbell probably isn’t the first thing that comes to mind. It’s attached to the house, you use it every day, and the app on your phone has become part of your routine. The same goes for the thermostat you adjust from bed and the front-door code your family knows by heart.

Selling brings a few questions about those familiar features. Are you taking them with you? If they’re staying, how will the buyer use them once you’ve moved and disconnected your accounts?

These are good things to talk through with your agent before the home goes on the market. You’ll have time to decide what’s included, find the information you need and get everything ready without adding more work to moving day.

Start With a Walk Around the House

An easy place to begin is with your phone and a walk through your home. Open the apps you use to control things as you go. You’ll recognize the devices you use regularly, and the apps will help you catch the ones that work in the background, such as a leak sensor under the sink.

Make a note of what you find, including the brand and model. A photo of the label saves you from having to crawl behind an appliance a second time when you’re looking for its instructions.

Remember the equipment that connects everything, too. That small hub beside your router belongs on the list if it operates the lights around the house. Having these details together gives you and your agent a useful starting point for discussing what stays.

Talk About What You’d Like to Take

Perhaps you’ve just bought a thermostat you love and want the same setup in your next home. Tell your agent early, while you’re preparing for photography and showings. That’s the time to discuss removing or replacing anything you intend to keep.

It’s easy for buyers and sellers to have different expectations about a feature they see in the home. Putting the inclusions and exclusions in writing helps everyone understand the agreement. Once you’ve reached that agreement, refer to it as you pack.

The smaller accessories deserve attention here. A garage remote is easy to drop into a box with your belongings, and a hub looks right at home beside the router you’re taking. Address those items along with the devices they operate so the buyer receives what you agreed to leave.

Look at What You’re Paying For

Some smart-home features also have a monthly or annual bill attached. If your doorbell stores recordings through a paid subscription, for example, leaving the doorbell doesn’t finish the job. Your account still needs attention.

Your apps and recent statements will help you find those services. Ask each provider how to end your service or complete a transfer, and what the buyer needs to arrange on their own. Keep the answers with your device notes so you won’t have to search through emails later.

Financed or leased equipment, including solar panels and battery systems, needs an early conversation with your agent. Bring the agreements when you’re preparing to list so there’s time to review the obligations and address them during the sale.

Give Yourself Time to Disconnect

You’ll still be using the house while you’re getting ready to move. Nobody wants to disconnect the front-door lock and then discover they still need it for another week of coming and going.

Work out the timing with your agent, then follow the manufacturer’s instructions for each device. Look specifically for guidance on selling the equipment or transferring ownership. Removing something from your app doesn’t necessarily complete the process, and a factory reset may be only one of the required steps.

Before you begin, save any camera recordings you want to keep. As you work through the devices, remember guest codes and access shared with other members of your household.

Leave your internet service connected until you’ve finished the steps that require it. Starting before the last day also gives you time to reach support if something doesn’t go as expected.

Make the Buyer’s First Evening Easier

Think back to the first few days in a new home, when even finding the right light switch takes a moment. A few clear instructions are especially welcome when the thermostat, locks and garage controls are unfamiliar.

A folder with the manuals and setup information is a helpful place to start. Add a note about where you’ve put the hub or how to use a manual control. The details that feel obvious after years in the house will be new to the person moving in.

Keep your personal passwords private and follow the provider’s process so the buyer can establish their own account. Before you finish packing, compare the equipment and accessories you’re leaving with the agreed inclusions. It’s a good time to retrieve that remote from the moving box and put it with the instructions.
